Twelve lots. One development approval. Freshly titled and ready to sell, with no name and no identity to sell them under. We made the brand out of the two things that were already true. The place and the document council issued. Everything since has been built on it.

No Conversion.
An early paid run to a warm audience saw four hundred leads, without a real enquiry. The offer needed a trustworthy brand, and reach for the unaware buyer who could afford to build.

Lifestyle and Freedom.
Paid social, to reach the buyer further afield, not in the Colliers portal. The insight: this buyer's fear is operational, not philosophical. The dread is spending two years and seven figures only to find the approval will not allow the home they wanted. De-risking is the gateway, and lifestyle the reward.

As a Document.
We hand-built a custom site that reads like the front matter of a book. Five sections and twelve lot pages, under a Volume, Section and Plate scaffolding. The site plan is interactive, traced from the real survey, each lot colouring open, under contract or sold from a live status file. A three-tier funnel, every lead straight to the agents. The top of funnel, the Information Memorandum that lands in the inbox within minutes.

83% of buyers' agents say staging on empty lots, leads to improved sales, as buyers can picture it as their own (NAR, 2025).
We built a render pipeline in-house. One architectural register across the lots, graded to sit beside the real drone photography.

Two Messages. Two Jobs.
Flight 1 ran Approval against Freedom on near-identical spend, so the read is clean. The leads landed close. What separated them was what people did next.
The carousel that walks through the approval is where the questions land. The Freedom reel is the one people send on and keep. Freedom is the more efficient unit. Approval is the one people question, and a buyer whose fear is operational asks before they enquire. Both jobs matter, so both stay in the flight.

A Presence, Built From Zero.
The page started empty. We built it into the home for the campaign and posted the work while the paid engine ran. Seventy-five thousand views landed inside twenty-eight days, on Facebook and Instagram, almost none of them followers yet. Then came the proof only strangers can give. They visited the profile, clicked through to the site, and shared the work themselves. Fifteen shares carried one reel across Far North Queensland on its own.
